New addition coming to Bowling Green Center

Vicki Middleton

The Bowling Green Center on Douglas Boulevard will soon have another office building in the mix when a new 12,000 square foot building is complete.

Last month, the Douglas Development Corporation broke ground on the construction project and anticipates the “empty shell” building will be completed in the next 90 days, Cyrus “Cy” ValaNejad said.

Inside, six 2,000 square foot spaces will be available for rent and offers tenants the ability to create their own office space to meet their needs, the vice president and marketing director for Douglas Development said.

While the Bowling Green Center is predominantly made up of medical offices, Cy ValaNejad said he is  open to other businesses renting from him.

“We don’t build medical buildings,” he said, “but that is who our buildings are popular with.”

The new building is the fourth to be constructed in the Bowling Green Center, which was started by ValaNejad’s father, Daryush ValaNejad, in the 1980s. It will back up to the John Conrad Golf Course.

The father and son duo manage the Douglas Development Corporation, and together they have worked on various projects in Midwest City, including the Rose Rock Center at the intersection of Post and Reno, Douglas Medical Plaza on Douglas Boulevard, a proposed upscale townhome community called “The Greens,” and the Hamilton luxury gated community on Reno Avenue.

They also do business outside of Midwest City with medical buildings in Edmond and Norman. Midwest City is their main focus, however, Cy ValaNejad said, and their family is proud to call Eastern Oklahoma County home.

The World of ValaNejad

Nearby Douglas Medical Plaza, located at 1001 S. Douglas Boulevard, is next to Fairfield Greens where Douglas Development has acquired 24 townhomes. Centrally located between East Reno and SE 15th Street, the housing there features one and two story townhomes with several boasting prime views of John Conrad Golf Course.

Just south and west of Douglas Medical Plaza, the development company has plans to build 26 upscale townhomes with a Mediterranean theme in a real estate venture called “The Greens,” Cy ValaNejad said.

This project has been on the back burner but recent peeked interest in the project bumped up the timeline, he said.

The first phase of The Greens will be built on the west end of the property backing up to the golf course.

Cy ValaNejad said he expects the addition will be a perfect fit for “empty nesters” looking for low maintenance and beautiful views.

Moving off Douglas and onto Reno, Douglas Development Corporation built a 22,000 square foot office complex called Rose Rock that is home to companies such as a dialysis clinic, doctor’s offices and an abstract and title company. This space is located on the northwest corner of Post Road and East Reno.

Cy ValaNejad said when this office space was first built, it sat empty for some time, but after he and his father stayed patient, tenants finally came forward.

Just west of the beautiful stucco, rock and brick Rose Rock building, sits the Hamilton addition in the 9200 block of East Reno.

Inside the brick gated walls, sits open-concept homes with common areas that are meticulously maintained for those homeowners seeking a carefree home with high-end comfort.

Each house also includes its own safe room/storm shelter, Cy ValaNejad said.

Another waste of money!! Stop light at Harmony and S. Douglas Blvd. Accidents aren't the problem. Clear view in both directions. Sounds like operator error to me. Not smart to have stop lights coming out of a neiborhood, especially at this "moving along smartly street. Have you been on the section between 2:30 p.m. and later. Don't need traffic stopped at this intersection!! Put along side of sidewalks to nowhere project. Fix some streets.
